Skyra Tower vs Skyra Square, Skyra Heights and Look-Alike Names: Which Building Is Which?

What exactly is Skyra Tower?

Skyra Tower is a single building: Plot 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi. Its developer is Creation Developers (Pvt) Ltd. It rises Ground + 9 floors above a lower-ground Club Floor, and every unit in it – shop, clinic, apartment or penthouse – carries that plot number.

Stacked from the bottom: the Club Floor with a residents’ clubhouse, gym, snooker room and day care centre; a ground floor with a double-height reception lobby and 9 glass-fronted showrooms; 38 consultant clinics or offices on the 1st and 2nd floors; 75 apartments on floors 3–7; and three four-bedroom duplex penthouses with private terraces and infinity pools on floors 8 and 9.

On the developer’s current schedule, confirmed at booking, apartments are PKR 15,000 per sq ft – from PKR 6,600,000 for the 440 sq ft studio to PKR 18,375,000 for the 1,225 sq ft Type D – and penthouses run from PKR 72,930,000 to PKR 90,100,000. Every category is on the same plan: 30% down, 65% over 36 monthly instalments and 5% on possession. If a price you have seen does not fit these figures, it may belong to a different building.

Is Skyra Tower the same as Skyra Square?

No. Skyra Square is a separate building at Plot 555, in the same Central Business District-South of Phase 8. It matters to Skyra Tower buyers for one practical reason: the developer’s head office is on the 1st/2nd Floor of Skyra Square. If you go to meet the developer, you will be standing in Skyra Square, not Skyra Tower – and the plot you are buying into is still Plot 656.

Skyra Square is also one of the earlier projects the Skyra Tower brochure credits to 7th Sky Developers Private Limited, and it is marked on the brochure’s location map near Skyra Tower. Beyond that, this guide says nothing about it. This sales desk markets Skyra Tower only; we do not quote prices or availability for Skyra Square.

What are Skyra Heights, Skyra Fountain Square and China Centre?

They are names from the portfolio page of the Skyra Tower brochure, which traces the journey of 7th Sky Developers Private Limited through four earlier projects. The brochure gives no dates, sizes or other details for them, so neither do we. There is also a portfolio film of about 37 seconds on these earlier projects.

Keep the two companies straight in your notes: Skyra Tower is developed by Creation Developers (Pvt) Ltd, while the brochure attributes the earlier Skyra projects to 7th Sky Developers. This guide does not describe any relationship between the two companies. If it matters to your decision, ask the developer to explain it in writing.

Is Skyward Tower connected to Skyra Tower?

If you searched for “Skyward Tower Bahria Town Phase 8” and landed here: no. Skyward Tower is a different, unrelated project. We say nothing else about it here – not its location, developer, prices or status – because it is not our building and we have no verified information on it to share.

The same applies to anything marketed as “Sky Tower” or any other name that sounds like Skyra. Similar names are common in Pakistani real estate, and a one-letter difference in an advert can mean a different plot, a different developer and a different set of documents. The only reliable test is on paper: plot number and developer name.

Why do Skyra names get mixed up online?

Searches like “skyra”, “skyra Bahria” or “sky tower Bahria” pull up several buildings at once, and property portals and social posts often shorten names. Several Skyra-branded buildings sit in the same district, and two of them appear on the same brochure map. It is easy to read a price or a floor plan for one and assume it belongs to another.

The fix is to anchor every conversation to the plot. When an agent, a relative or a post mentions “Skyra”, ask: which plot, which developer, which unit number? For Skyra Tower the unit numbers follow the floors – for example, apartments currently available are numbered in the 500s and 600s, clinics in the 100s and 200s, penthouses 801–803 and the available showroom G-09.

How can you make sure you are buying in the right building?

Before you pay anything, check that every document names the same building. This takes five minutes and removes the whole naming problem.

• Plot number reads 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi.
• Developer reads Creation Developers (Pvt) Ltd on the quotation, booking form and receipts.
• The payee account is confirmed directly with the developer’s head office at Skyra Square, Plot 555.
• The unit number, floor, type and area in sq ft match the floor plan you studied.
• The price equals area × rate (PKR 15,000 per sq ft for apartments) and follows the 30/65/5 plan.

The brochure gives the drive times from Skyra Tower: Statue of Liberty 2 min, Bahria Town Head Office 4 min, Bahria Royal Riding Club 8 min, Bahria International Hospital 9 min and TMUC Bahria Springs 10 min.
