Visiting Skyra Tower: Location, Offices and What to Check on Site

Where is Skyra Tower?

The address is Plot 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi. It is in Rawalpindi, not Islamabad, although Bahria Town Phase 8 is part of the Rawalpindi/Islamabad twin-city area and many buyers searching around Islamabad come to see it.

The developer’s brochure gives these drive times from the site: Statue of Liberty 2 minutes, Bahria Town Head Office 4 minutes, Bahria Royal Riding Club 8 minutes, Bahria International Hospital 9 minutes, TMUC Bahria Springs 10 minutes and Rawalpindi Ring Road 50 minutes. Its map also marks Jamia Masjid Malik Riaz Hussain, China Centre, Skyra Square, Liberty Mart, Dominion Mall and the Bahria Expressway – useful reference points when you give directions to a driver.

Where are the site and the developer’s head office?

There are two addresses to know. The project itself is at Plot 656. The developer, 7th Sky Developers (Private) Limited, has its head office on the 1st/2nd Floor, Skyra Square, Plot 555, Central Business District-South, Phase 8, Bahria Town, Rawalpindi. Skyra Square is one of the projects named in the developer’s brochure.

When you arrange your visit, ask the desk where you will be met – at the plot, at the head office, or both – and who will meet you. Plan to see both. The plot shows you the location and what is there today; the head office is where you can see documents and put questions to the developer directly.

How should you plan the visit?

Fix the time in advance by WhatsApp so the right person is available. Allow a couple of hours: time at the plot, the head office meeting, and a short drive around the district. If you are weighing daily routines, visit at the time of day you would actually travel – for example the school run or evening return.

Before you go, shortlist units and read their floor plans so the conversation is about specifics. If you are overseas, a trusted relative or independent lawyer can make this visit for you with your checklist in hand.

What should you bring?

Bring what you need to compare, question and record. You do not need to bring payment to a first visit, and you should not pay anything until you have read the documents and confirmed the account with the developer.

• Your shortlist of unit numbers and printouts of their floor plans.
• Your list of written questions.
• A phone for photos, video and notes, with the date on each.
• A tape measure or your current room sizes, to compare with the plans.
• Any quotation or payment plan you have already received.

What should you check on site?

At the plot, look at the surroundings with your own eyes: the roads in, the neighbouring buildings, the nearby landmarks on the brochure map, and what stage the site is at on the day you visit. Take dated photos. Images on the website and in the brochure are artist’s impressions; the visit is your chance to see the real place.

At the head office, turn your questions into documents. Ask to see the approvals and plot documents for Plot 656 – we do not claim which exist, so see them – and the draft booking form, cancellation and transfer terms, and payee account details on letterhead.

• Confirm the unit you want is available and get a written quotation.
• Check area × rate = price: apartments are PKR 15,000 per sq ft, so a 1,075 sq ft Type C is PKR 16,125,000, confirmed at booking.
• Ask about maintenance charges and how the Club Floor will be run.
• Confirm the payee account title and number with the developer directly.

What happens after the visit?

Take a day to compare notes and documents before deciding. If you go ahead, the plan is 30% down, 65% over 36 monthly instalments and 5% on possession – a Type A at PKR 15,750,000 is PKR 4,725,000 down, PKR 284,375 a month and PKR 787,500 at possession. The desk currently offers 15% off for full payment up front, with no published end date, so confirm it in writing at booking.
