How to Book an Apartment at Skyra Tower: Step by Step
The booking process for a Skyra Tower flat, from shortlist to written quotation to down payment, with the numbers for each apartment type.

Step 1: How do you choose the right unit?
Start with how you will live, not with the price list. Skyra Tower has four apartment families: the Type F studio (440 sq ft), two one-bedrooms (Type E at 560 sq ft and Type B at 600 sq ft), and four two-bedrooms (Type A 1,050, Type C 1,075, Type G 1,150 and Type D 1,225 sq ft). Above them are three four-bedroom duplex penthouses of 4,290, 5,090 and 5,300 sq ft.
Then narrow it to actual units. The current availability list shows the whole 5th floor (501–515) and, on the 6th floor, 601, 605 and 609–615. On each floor, position 01 is a Type A, 02–08 are Type B, 09 is Type C, 10 is Type D, 11, 12 and 15 are Type E, 13 is the studio and 14 is Type G. Availability changes, so treat this as a starting point and confirm it with the desk.
- Studio or one-bedroom: single professionals, couples, or a compact rental-style unit.
- Two-bedroom: families, or anyone who wants a separate study or guest room.
- Penthouse: larger households wanting a private terrace and infinity pool.
Step 2: What should you check on the floor plan?
Open the plan for your type on /floor-plans and look at the room sizes, not just the total. Two units of similar area can live very differently. The Type A has two equal 13′-3″ × 11′-6″ bedrooms, each with its own bathroom, either side of a central balcony. The Type G gives you a twenty-foot lounge with dining and a long balcony across both bedrooms. The Type D adds a dressing area and a 24′-1½″ lounge and dining room.
Note which features matter to you – balcony width, kitchen size, a second bathroom – and put your questions in writing for the next step. Remember that interior images are artist’s impressions.
Step 3: What should the written quotation include?
Ask the desk for a written quotation for each unit on your shortlist. A proper quotation lets you check the maths yourself: apartments are PKR 15,000 per sq ft on the developer’s current schedule, so the price should equal the area times the rate.
- Unit number, floor, type and area in sq ft.
- Rate per sq ft and total price.
- Down payment, monthly instalment, number of instalments and possession amount.
- The full-payment price, if you are considering it.
- How long the quotation is valid, and that prices are confirmed at booking.
Step 4: Instalments or full payment – which should you choose?
Every category uses the same plan: 30% down, 65% over 36 monthly instalments, 5% on possession. Worked through for a Type D at PKR 18,375,000: PKR 5,512,500 down, PKR 331,771 a month for 36 months, and PKR 918,750 at possession. For the studio at PKR 6,600,000: PKR 1,980,000 down, PKR 119,167 a month and PKR 330,000 at possession.
The alternative is full payment. The desk currently offers 15% off the schedule price when you pay in full up front, which takes the Type D to PKR 15,618,750 and the studio to PKR 5,610,000. The offer has no published end date, so confirm it in writing at booking. The trade-off is straightforward: full payment saves money but puts all of it in before possession; instalments cost more in total but spread both the cash and the risk over three years.
Step 5: What should you verify before paying?
Before any money moves, read the draft booking form, the payment schedule and the cancellation and transfer terms. Ask the developer to show you the building approvals and plot documents in writing – this guide makes no claim about which approvals exist, so see them for yourself.
Visit the site at Plot 656 and the developer’s head office at Skyra Square, Plot 555, if you can. Most importantly, confirm the payee account directly with the developer, not only through the sales desk. This website is run by an independent sales desk, and your contract and payments are with 7th Sky Developers (Private) Limited.
Step 6: How do you pay the down payment and what comes after?
Pay the 30% down payment by a traceable bank transfer to the confirmed account and get an official receipt that names your unit. Keep copies of the signed booking form and every document you were given.
After booking, instalments run monthly for 36 months. Set a fixed day each month, keep a ledger of every payment and receipt, and keep the final 5% ready for possession. If your circumstances change, the transfer and cancellation terms you read in Step 5 are what apply.
