How does a 30/65/5 installment plan work?

The plan splits the price into three parts. You pay 30% as a down payment when you book. The next 65% is divided into 36 equal monthly instalments – three years of payments. The final 5% is due on possession. Because every category in Skyra Tower uses the same structure, a studio, a clinic and a penthouse all follow the same rhythm; only the rupee amounts change.

A quick way to estimate any unit: the down payment is price × 0.30, each monthly instalment is price × 0.65 ÷ 36 (roughly 1.8% of the price a month), and the possession payment is price × 0.05. The schedule rounds instalments to the nearest rupee, so the official figures below are the ones to use.

What are the monthly installments on a studio or one-bedroom?

These three types are the under-PKR-10-million band, and the ones most buyers on a monthly-income budget look at first. All figures are from the developer’s current schedule, confirmed at booking.

Over the first year, including the down payment, a studio buyer pays about PKR 3.41 million (PKR 1,980,000 plus twelve instalments of PKR 119,167), a Type E buyer about PKR 4.34 million and a Type B buyer PKR 4,650,000. That first-year figure is the one to plan your savings around.

What are the installments on a two-bedroom flat?

The four two-bedroom types run from PKR 15,750,000 to PKR 18,375,000. The monthly figure roughly doubles compared with a one-bed, so this band suits households with two incomes or a larger lump sum available at booking.

The gap between the smallest and largest two-bed is PKR 2,625,000 in price but only PKR 47,396 a month on the instalments. If Type D’s dressing area and twenty-four-foot lounge matter to you, the monthly difference may be easier to absorb than the headline price suggests – but the down payment rises by PKR 787,500 too.

Can I buy a penthouse, clinic or shop on qist too?

Yes – the same 30/65/5 plan applies. The smallest penthouse, PH3 at 4,290 sq ft and PKR 72,930,000, is PKR 21,879,000 down, PKR 1,316,792 a month and PKR 3,646,500 on possession. The largest, PH1 at 5,300 sq ft and PKR 90,100,000, is PKR 27,030,000 down and PKR 1,626,806 a month.

On the commercial floors, clinic 217 (530 sq ft, PKR 13,250,000) is PKR 3,975,000 down and PKR 239,236 a month, and showroom G-09 (676 sq ft, PKR 40,560,000) is PKR 12,168,000 down and PKR 732,333 a month. Is it better to pay in full or in installments?

The sales desk currently offers 15% off the schedule price when you pay in full up front. On a studio that means PKR 5,610,000 instead of PKR 6,600,000 – a saving of PKR 990,000. On a Type B it is PKR 7,650,000 instead of PKR 9,000,000, and on a Type D PKR 15,618,750 instead of PKR 18,375,000. The offer has no published end date: confirm it in writing at booking.

The trade-off is cash now versus cash over three years. Paying in full costs less in total but ties up the whole amount at once; instalments cost more in total but keep money in your hands longer.
