Is an Apartment in Bahria Town a Good Investment? How to Evaluate Rent vs Own Use
We won’t quote yields or promise price growth. Instead, here is a method to test any flat as a rental or a home, using Skyra Tower’s real prices, and the trade-offs between small and large units.

Is apartment investment in Bahria Town a good idea?
It can be, and it can also disappoint – the difference is almost always in the numbers the buyer did or did not check. We are a sales desk, not licensed financial advisers, so this guide won’t tell you what to buy or quote rental yields and appreciation figures. What it will do is show you how to evaluate a unit so you can decide for yourself.
Begin by deciding what the apartment is for. An investment flat is judged by rent against cost. A home is judged by how well it fits your life. A “both” flat – live now, rent later, or rent now, move in later – needs to pass both tests, and that is where most buyers are.
How do I calculate rental income on a flat in Rawalpindi?
Use a simple, conservative method. Get rent quotes for comparable flats in the same district from two or three local agents – not from a sales brochure, including ours. Take the lower figure, assume at least a month or two a year without a tenant, and subtract maintenance charges and any agent fees. That is your net annual rent.
Then work out your full cost: the price, plus transfer and other fees, plus anything you will spend on furnishing if you plan to rent it furnished. Net annual rent divided by full cost gives you a gross return figure you can compare with the other things your money could do. If the figure only works with optimistic assumptions, it doesn’t work.

- Compare: net rent ÷ full cost, against your alternatives
What does holding a flat on instalments cost before it earns rent?
An apartment bought on a payment plan earns nothing until possession, while you keep paying. At Skyra, a Type B one-bedroom at PKR 9,000,000 means PKR 2,700,000 down and PKR 162,500 a month for 36 months – PKR 8,550,000 paid before the final PKR 450,000 at possession. Build that timeline into your evaluation rather than comparing rent against the down payment alone.
The alternative is paying in full. The sales desk currently offers 15% off the schedule price for full payment – a Type B at PKR 7,650,000 – which lowers your full cost and therefore raises whatever return figure you calculate. The offer has no published end date; confirm it in writing at booking.
Studio or one-bed vs two-bed: which is better for renting?
Smaller units have a lower ticket: a Type F studio is PKR 6,600,000 (PKR 119,167 a month on the plan) and a Type E one-bed PKR 8,400,000 (PKR 151,667 a month). Lower cost means a smaller commitment and, if you ever sell, a wider pool of buyers who can afford it. The tenant pool for a studio or one-bed is usually single professionals or couples, so check with local agents how much demand there is for that profile in the Business District.
Two-bedrooms cost more – PKR 15,750,000 to PKR 18,375,000 – but each has two full bathrooms, which suits families and sharers. Family tenants may stay longer, and a two-bed is also the more realistic choice if you might one day live in it yourself. There is no universal winner; the right answer depends on which tenant your local agents say is looking, and on your own plans.
What should an own-use buyer weigh instead?
If you will live in the flat, rent maths matters less than fit. Measure your furniture against the room sizes on /floor-plans: a Type B bedroom is 10′-1½″ × 12′-0″, a Type E bedroom 15′-0″ × 11′-0″. Consider the building – a lower-ground clubhouse with lounge and private pods, a gym, a snooker room and a day care centre, three residential lifts and six-foot-wide corridors – and whether you will actually use those things.
Then compare your monthly instalment with what you pay in rent today. For many families the real question is whether three years of instalments, on top of current rent until possession, is manageable.
