What is Skyra Tower and where exactly is it?

Skyra Tower is a mixed-use building on Plot 656 in the Business District (Central Business District-South) of Bahria Town Phase 8, Rawalpindi. It rises ground plus nine floors above a lower-ground clubhouse level, and combines shops, consultant clinics, apartments and three penthouses under one roof.

The developer is 7th Sky Developers (Private) Limited, whose head office sits nearby at Skyra Square, Plot 555, in the same Central Business District-South. The developer’s brochure names its earlier projects as Skyra Square, Skyra Heights, Skyra Fountain Square and China Centre. This website is run by an independent sales desk, not by the developer, so we point you to documents rather than ask you to take our word for anything.

One point that confuses searchers: Skyra Tower is in Rawalpindi, not Islamabad. Bahria Town Phase 8 is part of the Rawalpindi/Islamabad twin-city area, which is why many buyers searching around Islamabad end up considering it.

What is on each floor of Skyra Tower?

The building is stacked so that public uses sit low and homes sit high, with the penthouses on top. Residents get a separate lower-ground club level with its own side entrance.

• Lower ground (the “Club Floor”): residents’ clubhouse with an open lounge and private pods, gym, snooker room with several tables and a sitting area, and a day care centre.
• Ground: a double-height grand reception lobby and 9 double-height, glass-fronted showrooms on the retail promenade.
• 1st and 2nd floors: consultant clinics and offices, 19 per floor (38 in total), each with its own reception.
• 3rd to 7th floors: 15 apartments per floor, 75 in total – 1 studio, 10 one-bedrooms (7 Type B, 3 Type E) and 4 two-bedrooms (Types A, C, D and G) on each floor, off 6-foot-wide corridors.
• 8th and 9th floors: three 4-bedroom duplex penthouses, each with double-height living, a private terrace and an infinity pool.
• Lifts: 3 residential lifts plus a dedicated cargo lift to the rooftop.

Which homes can you buy in Skyra Tower?

There are seven apartment layouts. The Type F studio is 440 sq ft. The one-bedrooms are Type E at 560 sq ft and Type B at 600 sq ft. The two-bedrooms, all with two full bathrooms, are Type A (1,050 sq ft), Type C (1,075 sq ft), Type G (1,150 sq ft) and Type D (1,225 sq ft). Above them sit three duplex penthouses, all with four bedrooms and four bathrooms: Penthouse 01 at 5,300 sq ft, Penthouse 02 at 5,090 sq ft and Penthouse 03 at 4,290 sq ft, as priced on the payment plan. Each has its own terrace and infinity pool.

The developer’s current availability list shows apartments on the 5th and 6th floors in every layout, and all three penthouses. Availability moves, so treat any unit number as a starting point and confirm it at booking.

How much does Skyra Tower cost, and how does the payment plan work?

Prices come from the developer’s current rate schedule and are confirmed at booking. Apartments are PKR 15,000 per sq ft, penthouses PKR 17,000, clinics PKR 25,000 and shops PKR 60,000. That puts apartments between PKR 6,600,000 (studio) and PKR 18,375,000 (Type D), and penthouses between PKR 72,930,000 and PKR 90,100,000.

Every category uses one plan: 30% down payment, 65% spread over 36 monthly instalments, and the final 5% on possession. Take a Type B one-bedroom at PKR 9,000,000: PKR 2,700,000 down, then PKR 162,500 a month for 36 months, and PKR 450,000 at possession.

The sales desk is also currently offering 15% off the schedule price for buyers who pay in full up front – the same Type B would then be PKR 7,650,000. That offer has no published end date, so confirm it in writing at booking.

What amenities and shared spaces do residents get?

The residents’ facilities are concentrated on the lower-ground Club Floor: a clubhouse with an open lounge and private pods for working or meeting, a gym, a snooker room with several tables, and a day care centre. The level has its own side entrance.

In the residential floors, the 6-foot-wide corridors and three residential lifts are the practical details that matter day to day, and a dedicated cargo lift runs to the rooftop. The penthouses add private terraces and infinity pools, which are for those owners only.

What is near Skyra Tower in Bahria Town Phase 8?

The brochure prints these drive times from the tower: Statue of Liberty 2 minutes, Bahria Town Head Office 4 minutes, Bahria Royal Riding Club 8 minutes, Bahria International Hospital 9 minutes, TMUC Bahria Springs 10 minutes and Rawalpindi Ring Road 50 minutes.
