How does the Skyra Tower payment plan work?

There is one plan for every category in the building. You pay 30% of the price as a down payment when you book, then 65% in 36 equal monthly instalments, and the last 5% on possession. The published schedule has no quarterly or half-yearly balloon payments.

The prices themselves are simple too: they are the unit’s area multiplied by a flat rate per sq ft. Apartments are PKR 15,000 per sq ft, penthouses PKR 17,000, clinics PKR 25,000 and shops PKR 60,000. All figures below come from the developer’s current schedule and are confirmed at booking, so use them to plan and then get the numbers for your exact unit in writing.

Here is every apartment layout with its price, the 30% down payment, the monthly instalment for 36 months and the 5% possession amount. The instalments add up to 65% of the price; tiny differences are rounding.

• Type F studio, 440 sq ft – PKR 6,600,000: PKR 1,980,000 down, PKR 119,167 a month, PKR 330,000 on possession.
• Type E one-bed, 560 sq ft – PKR 8,400,000: PKR 2,520,000 down, PKR 151,667 a month, PKR 420,000 on possession.
• Type B one-bed, 600 sq ft – PKR 9,000,000: PKR 2,700,000 down, PKR 162,500 a month, PKR 450,000 on possession.
• Type A two-bed, 1,050 sq ft – PKR 15,750,000: PKR 4,725,000 down, PKR 284,375 a month, PKR 787,500 on possession.
• Type C two-bed, 1,075 sq ft – PKR 16,125,000: PKR 4,837,500 down, PKR 291,146 a month, PKR 806,250 on possession.
• Type G two-bed, 1,150 sq ft – PKR 17,250,000: PKR 5,175,000 down, PKR 311,458 a month, PKR 862,500 on possession.
• Type D two-bed, 1,225 sq ft – PKR 18,375,000: PKR 5,512,500 down, PKR 331,771 a month, PKR 918,750 on possession.

How much are the Skyra Tower penthouses on instalments?

The three duplex penthouses on the 8th and 9th floors are priced at PKR 17,000 per sq ft on the same 30/65/5 plan. All three are four-bedroom homes with a private terrace and infinity pool.

• Penthouse 03, 4,290 sq ft – PKR 72,930,000: PKR 21,879,000 down, PKR 1,316,792 a month, PKR 3,646,500 on possession.
• Penthouse 02, 5,090 sq ft – PKR 86,530,000: PKR 25,959,000 down, PKR 1,562,347 a month, PKR 4,326,500 on possession.
• Penthouse 01, 5,300 sq ft – PKR 90,100,000: PKR 27,030,000 down, PKR 1,626,806 a month, PKR 4,505,000 on possession.

What do shops and clinics cost in Skyra Tower?

The 9 ground-floor showrooms range from 560 to 1,123 sq ft at PKR 60,000 per sq ft, which is PKR 33,600,000 to PKR 67,380,000. The current availability list shows G-09 at 676 sq ft for PKR 40,560,000, or PKR 732,333 a month after the down payment.

The 38 clinics on the 1st and 2nd floors range from 380 to 830 sq ft at PKR 25,000 per sq ft – PKR 9,500,000 to PKR 20,750,000. Units currently listed include 106 (540 sq ft, PKR 13,500,000) and 209 and 210 (580 sq ft each, PKR 14,500,000). Our shops and clinics pages carry the full lists.

Worked example: what a Type A really costs, year by year

Plans are easier to judge as cash flow than as a headline price. Take a Type A two-bedroom at PKR 15,750,000. On booking you pay PKR 4,725,000. For the next 36 months you pay PKR 284,375 a month – PKR 3,412,500 a year, and PKR 10,237,500 across the three years. The final PKR 787,500 falls due on possession.

So in the first twelve months, including the down payment, you commit PKR 8,137,500 – just over half the price. That is the number to test against your savings and income, not the monthly figure alone. If the monthly is comfortable but the first-year total is not, a smaller layout such as the Type C at PKR 291,146 a month will not change much; a one-bedroom will.

Because the possession amount is only 5%, the plan does not leave you a large bill at the end, but it does mean most of the price is paid before you receive the keys. Keep a small reserve for registration, transfer and fit-out costs, and ask the desk what applies to your unit.

Is it better to pay in full? The 15% offer in brief

The sales desk is currently offering 15% off the schedule price when you pay in full up front. On a Type A that brings PKR 15,750,000 down to PKR 13,387,500, a saving of PKR 2,362,500. The offer has no published end date, so confirm it in writing at booking.
