7th Sky Developers (Private) Limited is the company behind Skyra Tower, the Ground + 9 mixed-use building at Plot 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi. Its head office is on the 1st/2nd Floor, Skyra Square, Plot 555, Central Business District-South, Phase 8, Bahria Town, Rawalpindi.

Which projects does the 7th Sky Developers brochure name?

The brochure names four earlier projects alongside Skyra Tower: Skyra Square, Skyra Heights, Skyra Fountain Square and China Centre. Two of them, Skyra Square and China Centre, are also marked on the brochure’s location map around Skyra Tower, and Skyra Square is where the head office sits.

That is the extent of what the brochure tells us. It does not give dates, sizes or details for these projects, so we do not either. If you are researching the developer, these are the names to search for and, more usefully, the buildings to go and see.

What is Skyra Tower, the current project?

Skyra Tower is a mixed-use building on Plot 656. Below ground level there is a residents’ Club Floor with its own side entrance, holding a clubhouse with an open lounge and private pods, a gym, a snooker room and a day care centre. The ground floor has a double-height reception lobby and nine glass-fronted showrooms on a retail promenade. Floors 1 and 2 hold 38 consultant clinics or offices, 19 per floor.

Floors 3 to 7 have 75 apartments, 15 per floor: a studio, ten one-bedrooms and four two-bedrooms on each level, off 6-foot-wide corridors. Floors 8 and 9 hold three four-bedroom duplex penthouses with private terraces and infinity pools. Three residential lifts and a cargo lift to the rooftop serve the building.

On the developer’s current schedule, confirmed at booking, apartments are PKR 15,000 per sq ft, penthouses PKR 17,000, clinics PKR 25,000 and shops PKR 60,000, all on the same plan: 30% down, 65% over 36 monthly instalments, 5% on possession.

How can you verify a developer yourself?

A brochure is marketing. To form your own view of any developer in Pakistan, use sources that do not depend on the developer’s own word, and give more weight to what you see than what you are told.

• Visit the earlier projects named in the brochure and look at the buildings as they stand today.
• Talk to owners, tenants or shopkeepers in those buildings about their experience.
• Search the company name on the Securities and Exchange Commission of Pakistan’s public company search.
• Ask to see the building approvals and plot documents for Plot 656 in writing – do not assume they exist; ask.
• Meet the developer at its head office rather than only through agents.
• Check that every payee account and receipt carries the developer’s name.

How is this sales desk connected to the developer?

This website is run by an independent sales desk that markets Skyra Tower. It is not 7th Sky Developers. We can send you floor plans, quotations and the payment plan, arrange visits and answer questions, but the contract you sign and the money you pay are between you and the developer.
