Bahria Town Phase 8 has a number of developments on the market at any time, and lists of “new projects” go stale fast. We cannot vouch for projects we do not represent, so this guide covers one in detail – Skyra Tower – and gives you the checklist to apply to any other project you are considering.

Skyra Tower stands on Plot 656 in the Business District (Central Business District-South) of Bahria Town Phase 8, Rawalpindi. Bahria Town Phase 8 is part of the Rawalpindi/Islamabad twin-city area, so it draws buyers from both cities. The developer is Creation Developers (Pvt) Ltd; this website is run by an independent sales desk, not the developer.

What is in the Skyra Tower project?

The building is ground plus nine floors above a lower-ground clubhouse level, stacked so the busiest uses sit lowest and the homes sit highest.

• Lower ground (Club Floor, own side entrance): residents’ clubhouse with open lounge and private pods, gym, snooker room and day care centre.
• Ground: double-height reception lobby and 9 double-height, glass-fronted showrooms.
• 1st and 2nd floors: 38 consultant clinics or offices, each with its own reception.
• 3rd to 7th floors: 75 apartments, 15 per floor – studios, one-bedrooms and two-bedrooms – off 6-foot-wide corridors.
• 8th and 9th floors: three 4-bedroom duplex penthouses with private terraces and infinity pools.
• Lifts: 3 residential lifts and a cargo lift to the rooftop.

What is available now, and at what price?

From the developer’s current schedule, confirmed at booking. Rates per sq ft are PKR 15,000 for apartments, PKR 17,000 for penthouses, PKR 25,000 for clinics and PKR 60,000 for shops.

Because availability in any new project moves week to week, treat these unit numbers as a starting point and ask for the live list when you enquire.

• Apartments: 24 available on the 5th and 6th floors – 2 studios (440 sq ft, PKR 6,600,000), 6 Type E and 8 Type B one-bedrooms (PKR 8,400,000 and PKR 9,000,000), and 8 two-bedrooms from PKR 15,750,000 to PKR 18,375,000.
• Penthouses: all 3 available – PKR 72,930,000, PKR 86,530,000 and PKR 90,100,000.
• Clinics: 6 available, 530–580 sq ft, PKR 13,250,000 to PKR 14,500,000.
• Shops: 1 available – G-09, 676 sq ft, PKR 40,560,000.

What payment plan does the project offer?

One plan for every category: 30% down, 65% over 36 monthly instalments, 5% on possession. A Type C corner two-bedroom (1,075 sq ft, PKR 16,125,000) is PKR 4,837,500 at booking, PKR 291,146 a month for 36 months and PKR 806,250 on possession.

The sales desk currently offers 15% off the schedule price for full payment up front – the Type C becomes PKR 13,706,250. There is no published end date, so confirm the offer in writing at booking.

What should you verify on any under-construction project?
