What does a family need from an apartment?

Families moving from a house to a flat usually worry about three things: enough bedrooms and bathrooms that mornings do not become a queue, somewhere for children to go that is not the lounge, and everyday services close by. A good apartment answers all three with its layout and its building, not just its size.

Skyra Tower is at Plot 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi. It has 75 apartments on floors 3 to 7, with four two-bedroom homes on every one of those floors, and three four-bedroom duplex penthouses on floors 8 and 9.

Which two-bedroom layouts suit families best?

All four two-bedroom types have two full bathrooms, which matters more than an extra few square feet once children are at school. The differences are in how the living space and bedrooms are arranged.

Type A (1,050 sq ft) has two equal 13′-3″ × 11′-6″ bedrooms, each with its own bathroom – fair for siblings, and a good choice if a grandparent lives with you. Type C (1,075 sq ft) is a corner home with balconies on two sides and the living room at its centre. Type G (1,150 sq ft) has a twenty-foot lounge with dining and a long balcony across both bedrooms, so the family room is the heart of the flat. Type D (1,225 sq ft) is the largest, with a 24′-1½″ lounge and dining room and a dressing area.

What is inside the building for children and parents?

The lower-ground Club Floor has its own side entrance and is set aside for residents. It holds a day care centre, a gym, a clubhouse with an open lounge and private pods, and a snooker room with several tables and a sitting area. For working parents, a day care centre inside your own building removes a daily drive; ask the developer how it will be run and what it will cost.

Floors 1 and 2 hold 38 consultant clinic or office units, 19 per floor, each with its own reception. Which practitioners will take those units is not known yet, so do not count on a particular doctor being there – but the building is designed with clinics under the same roof.

Three residential lifts serve the homes, and the apartment corridors are 6 feet wide – useful with prams, shopping and elderly relatives. The ground floor has a double-height reception lobby and nine showrooms on a retail promenade.

How close are hospitals, schools and mosques?

The developer’s brochure lists these drive times from Skyra Tower: Bahria International Hospital 9 minutes, TMUC Bahria Springs 10 minutes, Bahria Royal Riding Club 8 minutes, Bahria Town Head Office 4 minutes and the Statue of Liberty 2 minutes. Its map also marks Jamia Masjid Malik Riaz Hussain, Liberty Mart, Dominion Mall, China Centre, Skyra Square and the Bahria Expressway nearby.

For schools beyond TMUC Bahria Springs, check options and routes yourself on a school-day morning; this guide does not list others. A trial drive at the times you would actually travel tells you more than any map.

What does a family apartment cost on instalments?

All figures are from the developer’s current schedule and are confirmed at booking. Every type uses the same plan: 30% down, 65% over 36 monthly instalments, 5% on possession.

The desk currently offers 15% off for full payment up front – a Type A becomes PKR 13,387,500 – with no published end date, so confirm it in writing at booking. Family two-bedrooms currently listed are 501, 509, 510 and 514 on the 5th floor and 601, 609, 610 and 614 on the 6th.

What are the honest trade-offs for families?

A flat is not a house. Apart from the penthouse terraces, homes have balconies rather than gardens, and a mixed-use building brings shop and clinic visitors through the ground floor, even though the Club Floor has its own entrance. If your children are older and need a room each plus a study, a two-bedroom may feel tight; that is when the penthouses, or two adjacent units, come into the conversation.

The one-bedrooms and studio are not family homes, however good the price looks. A Type B at PKR 9,000,000 suits a couple well but will be outgrown fast once children arrive.
