What commercial property is for sale at Skyra Tower?
Skyra Tower is a mixed-use building on Plot 656 in the Business District (Central Business District-South) of Bahria Town Phase 8, Rawalpindi, developed by Creation Developers (Pvt) Ltd. It rises ground plus nine floors, and its commercial space sits on the lowest three.
The ground floor has 9 double-height, glass-fronted showrooms along a retail promenade, beside a double-height grand reception lobby. The 1st and 2nd floors hold 38 consultant clinics or offices – 19 per floor – each with its own reception. Above them, the 3rd to 7th floors are apartments and the 8th and 9th floors are three duplex penthouses.
How do shops, clinics and apartments compare on price and size?
The rate per square foot sets the scale of each option: shops PKR 60,000, clinics PKR 25,000, apartments PKR 15,000. What does each option cost on the 30/65/5 plan?
Every category at Skyra Tower uses the same structure: 30% at booking, 65% over 36 monthly instalments, 5% on possession. Lining the three options up on that plan shows the real gap in cash commitment, which is far wider than the gap in floor area.
Showroom G-09 needs PKR 12,168,000 down, PKR 732,333 a month for 36 months and PKR 2,028,000 at possession. Clinic 106 needs PKR 4,050,000 down, PKR 243,750 a month and PKR 675,000 at possession. A Type B one-bedroom apartment needs PKR 2,700,000 down, PKR 162,500 a month and PKR 450,000 at possession. In other words, the showroom’s monthly instalment is roughly three clinic instalments, or four and a half one-bedroom instalments.
Why does a shop cost four times an apartment per square foot?
The PKR 60,000 shop rate prices position rather than space. A ground-floor showroom has street-level frontage, a double-height glass front and its place on the retail promenade; an apartment on the 5th floor has none of those, and a clinic sits in between – upstairs, but on dedicated professional floors with its own reception.
For an investor that means two different questions. With a shop, ask who would trade from it and what such a tenant needs – frontage, visibility, loading. With a clinic, ask whether a doctor, consultant or small office would choose that exact floor and size. With an apartment, ask what a household would pay to live there. There is no universally better choice – there is a better fit for your budget and purpose.

- Apartment: the lowest ticket in the building and the widest choice – seven layouts, 24 units available – for buyers who prefer residential property.
- Mixed approach: some buyers pair a smaller unit with the full-payment offer rather than stretching to a larger one on instalments – run both cases before deciding.
What should you check before buying commercial space in Bahria Town?
Commercial units raise questions that apartments do not. Put each of these to the developer, Creation Developers (Pvt) Ltd, and get the answers in writing before booking.
