Skyra Tower stands at Plot 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi – 2 minutes from the Statue of Liberty, which most people in Phase 8 use as a reference point. The brochure’s location map also marks Jamia Masjid Malik Riaz Hussain, China Centre, Skyra Square, Liberty Mart, Dominion Mall and Bahria Expressway around the tower.

The brochure gives no drive times for those map landmarks, so we do not quote any. On a site visit, ask to be driven past the ones that matter to your routine and time it yourself. Bahria Town Phase 8 is part of the Rawalpindi/Islamabad twin-city area, but Skyra Tower is in Rawalpindi, not Islamabad.

Who does a home near the hospital suit?

Hospital life runs on shifts, and a short, predictable drive home is worth a lot after a long one. That makes Skyra Tower worth a look for doctors, house officers, nurses, technicians and administrative staff at Bahria International Hospital, as well as visiting consultants who need a base in Phase 8.

It also fits families with a reason to be close to TMUC Bahria Springs, 10 minutes away by the brochure – for example parents who want to live near where a son or daughter is studying. Match the home to the household rather than the other way round.

• Couple, or one professional who works from home: the 600 sq ft Type B, with a lounge and dining area.
• Family with children: a two-bedroom Type A, C, G or D, from 1,050 to 1,225 sq ft.

Which Skyra Tower units fit a hospital worker’s budget?

All apartments are PKR 15,000 per sq ft on the developer’s current schedule, confirmed at booking, and all are on the same plan: 30% down, 65% over 36 monthly instalments, 5% on possession.

A worked example for a young doctor: the studio at PKR 6,600,000 is PKR 1,980,000 at booking, PKR 119,167 a month for 36 months and PKR 330,000 on possession. A family choosing the Type C two-bedroom at PKR 16,125,000 would pay PKR 4,837,500 down, PKR 291,146 a month and PKR 806,250 on possession. Can a doctor have a practice and a home in the same building?

Skyra Tower’s 1st and 2nd floors hold 38 consultant clinic or office units, 19 per floor, each with its own reception. They are priced at PKR 25,000 per sq ft; units currently listed as available are 106, 209, 210, 213, 214 and 217, from PKR 13,250,000 to PKR 14,500,000.

For a consultant, that means a practice on a lower floor and a home upstairs. As an example, a Type B apartment and clinic 217 (530 sq ft, PKR 13,250,000) together come to PKR 162,500 + PKR 239,236 = PKR 401,736 a month in instalments. Before buying a unit for medical use, ask the developer to confirm in writing what uses are permitted for that unit and what fit-out you are allowed to do.

What does the building offer after a long shift?

Residents share a lower-ground Club Floor with its own side entrance: a clubhouse with an open lounge and private pods, a gym, a snooker room with several tables and a sitting area, and a day care centre. For parents working rotas, ask the developer about the day care’s hours and terms – do not assume them.
