Starting your search with a society name is natural, but the questions that protect you are the same everywhere. Here is the checklist – and how one Bahria Town Phase 8 option answers it.

Why look at Bahria Town Phase 8 if you searched for DHA apartments?
Most buyers begin with a name they know – DHA, Bahria Town, Islamabad, Rawalpindi – and only later work out what they actually need: a size, a budget, a monthly figure, a daily route. Once you know those, the society name becomes one factor among several rather than the whole decision.

Whichever society you buy in, the developer and the paperwork carry more weight than the address. Ask every seller the same questions and compare the answers in writing.

- The developer’s full legal name, office address and who signs your allotment.
- The official account you will pay into, and receipts for every payment.
- Copies of the approvals the developer holds for the building – ask to see them, do not accept a verbal yes.

How do you compare payment plans between projects fairly?
Plans are advertised in ways that are hard to compare: one quotes a low monthly figure, another a small booking amount, a third a long tenure. Convert each into the same five numbers – down payment, number of instalments, their cadence (monthly or quarterly), the amount due at possession or handover, and the full-payment price – and the picture becomes clear.

A Type E one-bedroom (560 sq ft, PKR 8,400,000) is PKR 2,520,000 down, PKR 151,667 a month and PKR 420,000 at possession. What should you compare on the flat itself?
Two flats advertised at the same size can live very differently. Ask for a dimensioned floor plan and look at the room sizes, not just the total square footage – a generous lounge and a usable kitchen matter more than a headline number.
At Skyra Tower the plans are published room by room. The Type G two-bedroom (1,150 sq ft, PKR 17,250,000) has a lounge and dining room of 20′-1½″ × 12′-10½″ and a long balcony across both bedrooms; the Type D (1,225 sq ft, PKR 18,375,000) has a 24′-1½″ lounge and dining room and a dressing area. Every two-bedroom has two full bathrooms, and the apartment floors use 6-foot-wide corridors served by 3 residential lifts.

- Balcony size and which rooms open onto it.
- Floor level, corridor width and the number of lifts.
- Whether the area you are charged for matches the area on the allotment.
What about building life: amenities and neighbours downstairs?
In a mixed-use building, the floors below you shape daily life. Skyra Tower has 9 showrooms on the ground floor and 38 consultant clinics or offices on the 1st and 2nd floors; the apartments start on the 3rd floor, and residents have a separate lower-ground Club Floor with its own side entrance – a clubhouse with an open lounge and private pods, a gym, a snooker room and a day care centre.
Whatever building you compare, ask how residents and visitors to the commercial floors are separated, what the maintenance arrangements are and what they will cost. Get those answers in writing so the comparison is fair.
