Which Skyra Tower apartments cost under 1 crore?

Every apartment at Skyra Tower is priced at PKR 15,000 per sq ft, so the price is simply area × rate. That makes the 1 crore line easy to find: PKR 10,000,000 buys up to about 666 sq ft. Three of the seven apartment types sit below it; the smallest two-bedroom, Type A, starts at PKR 15,750,000, so there is nothing in the schedule between 90 lakh and 1.575 crore.

All three are on floors 3–7 of the tower at Plot 656, Central Business District-South, Bahria Town Phase 8, Rawalpindi. Prices below are from the developer’s current schedule and are confirmed at booking.

• Type F studio – 440 sq ft, 1 bath: PKR 6,600,000 (66 lakh).
• Type E one-bedroom – 560 sq ft, 1 bath: PKR 8,400,000 (84 lakh).
• Type B one-bedroom – 600 sq ft, 1 bath: PKR 9,000,000 (90 lakh).

How much is the down payment and monthly qist on each?

The plan is 30% at booking, 65% over 36 monthly instalments and 5% on possession. The cash you need on day one is therefore 19.8 to 27 lakh, and the monthly commitment is between PKR 119,167 and PKR 162,500 for three years.

A worked example on the Type E: PKR 2,520,000 at booking, then PKR 151,667 a month for 36 months (PKR 5,460,000 in total), then PKR 420,000 at possession – which adds back up to PKR 8,400,000. Before you commit, write the monthly figure into your household budget next to rent, school fees and car payments, and make sure it still works if one income dips for a few months.

• Studio (PKR 6,600,000): PKR 1,980,000 down; PKR 119,167 × 36; PKR 330,000 on possession.
• Type E (PKR 8,400,000): PKR 2,520,000 down; PKR 151,667 × 36; PKR 420,000 on possession.
• Type B (PKR 9,000,000): PKR 2,700,000 down; PKR 162,500 × 36; PKR 450,000 on possession.

What do you get for 66 lakh, 84 lakh or 90 lakh?

The studio is one generous room of 11′-6″ × 19′-3″ for sleeping and sitting, with its own kitchen, a 5′-0″ × 8′-3″ bathroom and a balcony. It suits one person who wants a real home rather than a hostel room.

The Type E adds a separate bedroom: a 15′-0″ × 11′-0″ bedroom, a 15′-0″ × 10′-7½″ lounge, a 6′-0″ × 6′-0″ bathroom and a 2′-0″-wide balcony. For PKR 600,000 more, the Type B trades some bedroom size for a wider living space: a 15′-6″ × 11′-0″ lounge with kitchen and dining, a 10′-1½″ × 12′-0″ bedroom, a 5′-0″ × 8′-6″ bathroom and a deeper 3′-10½″ balcony off the bedroom.

The honest trade-off: if you sleep in a big room and rarely host, the Type E gives more bedroom for less. If you cook, eat at a table and have guests, the Type B’s lounge-with-dining is worth the extra 40 sq ft.

Is there a 70 lakh flat at Skyra Tower?

Not at schedule price – the studio sits below at 66 lakh and the Type E above at 84 lakh. But the desk currently offers 15% off the schedule price for payment in full up front, and that moves the numbers: the studio becomes PKR 5,610,000 (saving PKR 990,000), the Type E PKR 7,140,000 (saving PKR 1,260,000) and the Type B PKR 7,650,000 (saving PKR 1,350,000).

So a buyer with around 70–77 lakh in hand can own a one-bedroom outright. The offer has no published end date – treat it as “currently offered” and have the discounted price written into your booking documents. Remember that paying everything up front on an off-plan unit concentrates your risk; do your checks first.

Which under-1-crore units are available right now?

Each apartment floor has 1 studio, 3 Type E and 7 Type B units. On the developer’s current availability list, confirmed at booking, all the under-1-crore units on offer are on the 5th and 6th floors – 16 in total.

• Studios: 513 and 613.
• Type E: 511, 512, 515, 611, 612 and 615.
• Type B: 502, 503, 504, 505, 506, 507, 508 and 605.

Who suits a flat under 1 crore, and what should you check?

These units suit single professionals, couples, first-time buyers moving out of rented rooms, and parents buying a first home for a son or daughter. A smaller unit does not mean a smaller building: every resident shares the lower-ground Club Floor with its clubhouse lounge and private pods, gym, snooker room and day care centre, plus a double-height reception lobby, three residential lifts and 6-foot-wide corridors.
