A plot gives you land and control; an apartment gives you a finished home at a known price. Here are the trade-offs laid out plainly, with real apartment numbers from Bahria Town Phase 8.

Plot or flat: what is the real difference?
With a plot you buy land and the right to build on it; the house is a second project you fund, design and manage later. With an apartment you buy a finished home inside a building someone else designs, builds and runs, and you share the land, structure and facilities with the other owners.
This guide makes no claims about plot prices – we only have verified figures for the building we represent. For the apartment side we use Skyra Tower, on Plot 656 in the Business District of Bahria Town Phase 8, Rawalpindi, developed by Creation Developers (Pvt) Ltd. What does a plot give you that an apartment does not?
Control is the big one. You decide the design, the number of rooms, the finishes and the timing, and you can build in stages as money allows. You own a defined piece of land outright rather than a share of a building, and there is no building committee or shared-services decision to live with.
The cost of that control is time and effort. Before a plot becomes a home you need a design, building approval for your house, a contractor you trust, supervision and a construction budget that is separate from – and often comparable to – what you paid for the land. Many plot owners underestimate that second budget. If you are not ready to manage a build, a plot can sit empty for years.
What does an apartment give you that a plot does not?
A known total. At Skyra Tower the price is set per square foot on the developer’s schedule – PKR 15,000 for apartments – and the whole amount is laid out at booking: a Type E one-bedroom (560 sq ft) is PKR 8,400,000, with no separate construction bill to fund later. A lower entry ticket also opens the market to buyers who could not fund a plot and a build.
You also get a building others maintain and facilities no single house would have. Skyra Tower’s residents share a lower-ground Club Floor with a clubhouse, gym, snooker room and day care centre, a double-height reception lobby and 3 residential lifts. The trade-off is less control: you live with the layout you choose, share the building with neighbours and pay maintenance charges – ask for the figure in writing.
How do the cash flows compare?
Sketch both on paper before deciding. For a plot, write the land price, then the construction budget your contractor quotes, then the time you expect the build to take. For an apartment, the schedule already tells you the timing.
Take a Skyra Tower Type E at PKR 8,400,000: PKR 2,520,000 at booking, PKR 151,667 a month for 36 months, and PKR 420,000 at possession. Or pay in full with the sales desk’s current 15% offer – PKR 7,140,000 – which has no published end date and should be confirmed in writing. Either way, the total is stated at booking – ask for it to be fixed in writing – whereas a plot owner carries the risk of building costs rising mid-construction alone.
Which suits investors, and which suits families?
Neither is better across the board; each fits a different buyer. Be honest about which one you are.
- A plot may suit you if you want to build your own house eventually, have the construction budget ready, and can wait.
- A plot may suit a long-horizon buyer who values owning land and is comfortable holding an asset that earns nothing until built on.
- An apartment may suit you if you want to move in or let out without managing construction.
- An apartment may suit a smaller budget: at Skyra Tower the studio starts at PKR 6,600,000 and the monthly instalment at PKR 119,167.
- An apartment may suit families who value shared facilities such as a gym and a day care centre in the building.
What questions should you ask either way?
Whether you buy a plot or a flat, the paperwork protects you. For a plot, confirm the exact plot number, its allotment status and any development charges still due. For an apartment, the questions below apply to Skyra Tower as much as anywhere else.
